Coomera’s $5.5b Pipeline
The latest Colliers International Coomera Development Map, compiled by research manager Lynda Campbell, found the value of projects in the region had increased by more than $500 million since the report was last undertaken in March last year.
The planned Coomera Town Centre has been upscaled from $650 million to $1 billion and new infrastructure projects, including the $14.4 million upgrade to Reserve Road in Upper Coomera and a $22 million stimulus for local schools have driven up the value of development in the area.
Projects in the pipeline have lifted from $1.9 billion earlier this year, to almost $2.9 billon.\
At the same time, construction activity has dipped, from $3.2 billion to $2.65 billion on the back of the completion of a number of residential developments including the $30 million Timberview and $20 million The Views communities, both at Upper Coomera, and the $12 million Coomera Police Station.
The report included major projects valued at more than $5 million in Coomera, Upper Coomera, Guanaba. Maudsland, Oxenford and Wongawallan.
Colliers International Gold Coast director in charge Stewart Gilchrist said the majority of activity was centred in the booming suburbs of Coomera and Upper Coomera, “With residential land in the central Gold Coast virtually developed out, this area will continue to be the focus for major new subdivisions and masterplanned communities over the next decade,” he said.
“We are also seeing commercial and Mixed use projects being constructed to service the significant, and rapidly expanding, residential population now calling this area home.
“The largest of these is the planned Coomera Town Centre, which would see the area become almost a ‘city within a city’ with a range ofservices, amenities and employment opportunities on the doorstep for residents.” Residential projects accounted for the largest slice of the development spend in the area, with $2.79 billion worth under way or in the pipeline.
Ms Campbell said while there were few infrastructure improvements under way or in the planning stages, they would play a vital role in supporting the area’s ever growing population.
“Infrastructure will be key in coming years and, as a result, we would expect this figure to grow over subsequent reports,” she said,
“We are seeing a number of smaller road improvements under way, including the Coomera Interchange and Reserve Road upgrade.
“The $31.6 million Coomera TAFE College and $7.5 million Upper Coomera Community Centre are also still planned and will play an important role, not” only in servicing the existing population, but in continuing to attract ncw residents to the northern Gold Coast suburbs.
“In order for the region to maintain its rapid growth, the creation of employment and education opportunities and community amenities will be vital.”
Ms Campbell said while there was a steady pipeline of projects yet to be rolled out in the area, there was a number of major projects already under way.
